Aki: So, what I understood from his presentation is that he will charge us 2 months brokerage.

Nikki: ok….but still 2 months is exorbitant. Who will be responsible is there is any problems in the flat?
Aki: He. I mean the broker.
Nikki: If there are any issues created by the landlord. Who will resolve it?
Aki: Obviously the broker.
Nikki: Who will take care of the legal documentation?
Aki: The broker?
Nikki: You mean to say showing the flat, coordinating with the owners and us, getting the leave and license agreement and handling all the tantrums shall be done by Raj.
Aki: Yes dear.
Nikki: And what about the negotiations?
Aki: We have given our budgets to him. Now rest is his scope of work. We don’t have any headaches.
Nikki: Really. You must be kidding. Why will someone take a headache of years for such peanuts of money.
Aki: Exactly. So, it’s actually worth to pay him…
Nikki: Hmmm. Maybe you are right. By the way what is the amount we have to pay him.
Aki: I have finalized him on one-month brokerage it should be between Rs. 25000 to Rs.30000.If you are comfortable now should I ask him to start working on our requirements.
Nikki: If I don’t have to do anything. I actually don’t mind.
Aki: Alright so let me give a call to Raj and ask him to work on our requirements.
Nikki: Finally some work will start on my desired home.
Aki: You mean dream home?
Nikki: Naah!…dream home is the one you will buy for me.
Aki: OMG! I am out of words… Let’s hope for the best and target on this rented house first.
Nikki: Wait a sec my smart hubby! If I am not wrong the rental agreement shall be of 11 months, so after that.
Aki: Good question. Post 11 months we shall either renew the agreement with the increased rental or we shall vacate the premises.
Nikki: Alright! so in case we decide to continue staying in the same premises, we have to register the agreement, again right?
Aki: Right!
Nikki: So, do I have to pay Raj again?
Aki: Nope. Not at all. The brokerage has to paid only once. We don’t have to pay him every time we renew the agreement. On the legal charges for executing the agreement has to be paid.
Nikki: That sounds perfect. In the long learn if we continue residing in the apartment the amount paid to Raj shall be negligible and I don’t think so it will affect our pockets also in anyways. We should go ahead with Raj. Yup! I am sure he will be of great help.
Aki: Awesome Nikki! Finally, you are convinced.

2. Clarify your requirements and also give them in writing to the broker to avoid any confusions.
3. Don’t pay any advance to the broker.
4. No brokerage is paid on renewal of agreements unless you require some services from him.
