The Importance of Real Estate Consultants

Real Estate Consultants hold high importance when you’re planning to make Real Estate Investing. We came across a client a few days back who told us about his investment that went wrong. He happened to invest 3 crore in his hometown in developing a luxurious banquet hall. As per the suggestions of his friends & relatives, he expected a revenue of Rs. 12 lacs per annum which instead turned out to be around Rs. 3 lacs per annum only. The project turned out to be a total failure. We told him that he wouldn’t have faced these losses if you would have consulted us.

A real estate consultant is not a broker who introduces a buyer & a seller. He/She is the one who actually studies the investment, understands its nature & guides them. He/She is like what a doctor is in the field of medicine.

Let’s see what a real estate consultant does:

Understand: He/She understands the need of the investor. His/Her liking or disliking, need or want, type of property, etc.
Cash flow: He/She understands the monetary & social status of his client. Also the flow of investment available 7 possible.
Research: He/She carries out his/her market research and analysis as per the need of his/her client.
Proposal: Once the research is complete He/She proposes the various options available in the market for his/her client.
Due diligence: On shortlisting the property He/She carries out the due diligence of the property. This avoids any legal hassles in the future.
Execution: On completion of the above parameter He/She executes the deal to fulfill the client’s requirements.
Follow up: The role is not over once the property is now. He/She is in constant touch with his/her client to understand his satisfaction level & feedback.
